Pre-possession inspection report
Sample: 2 BHK, Sohna Road, Gurugram
Scope and limits
A visual, non-invasive inspection of the finishes, fittings and services inside the flat, with room measurements. It is not a structural certificate, a legal or title opinion, or a valuation. Measurements are for the owner’s discussion with the builder, not a licensed surveyor’s certificate.
Gharkala also designs and builds interiors. This report is prepared independently of that, the fee is adjustable against any interiors contract with us, and you are free to use this report with any contractor you choose.

Measurements against your agreement
Measured wall to wall with a laser meter at skirting height. Carpet area follows the RERA definition: it includes the area under internal partition walls and excludes external walls, service shafts and the balcony.
| Room | Measured (ft) | Area (sq ft) |
|---|---|---|
| Living and dining | 19′ 4″ × 11′ 2″ | 215.9 |
| Main bedroom | 13′ 0″ × 11′ 0″ | 143.0 |
| Second bedroom | 11′ 6″ × 10′ 4″ | 118.8 |
| Kitchen | 10′ 2″ × 7′ 6″ | 76.3 |
| Two bathrooms, passage, internal walls | — | 143.5 |
| Carpet area measured | 697.5 | |
| Carpet area in the agreement | 712.0 | |
| Difference | −14.5 (−2.0%) |
We report the measured number against the number in your agreement, with the method above. Whether a difference entitles you to a refund is a question for the builder and, if needed, your lawyer or RERA. We don’t give legal opinions.
Defect schedule (first 10 of 22)
Each number matches a tag we left on site, so the builder’s team can find every item without us.

- Send this report to the builder’s customer care and ask their site engineer to sign the snag list.
- Agree a date for the fixes, in writing, before you sign the handover.
- Book a re-check once they say it’s done. We confirm each numbered item is fixed.
